Important disclaimers
Not a licensed real estate brokerage. Home Find Concierge & Co is a private rental-search concierge service. We are not a licensed real estate agent, real estate broker, or real estate brokerage in any state. We do not represent landlords or property owners. We work exclusively for renters as a concierge — sourcing homes and completing lease applications on your behalf.
No guarantee of landlord approval. Final approval of any rental application is at the sole discretion of the landlord or property manager and is subject to their own screening criteria (income, credit, background, references, etc.). We prepare and package your application to give you the strongest possible chance, but we cannot and do not guarantee approval. Our "approval guarantee" refers only to our commitment to keep searching and applying to additional homes at no extra cost if you are denied on one of the initial three.
Non-refundable fees. The $75 consultation fee is non-refundable once the consultation has been booked. Every concierge package — Singles ($3,500), Couples ($4,500), Luxury ($5,500), and Rush ($6,000) — is non-refundable in full once work has begun. Work begins immediately after payment clears, and includes property searching, application preparation, and landlord outreach performed on your behalf. Non-refundability applies regardless of whether a landlord ultimately approves your rental application.
Chargebacks, disputes, and card reversals. By paying for a consultation or any concierge package you acknowledge and agree that all fees paid to Home Find Concierge & Co are final and non-refundable. You expressly agree not to initiate a credit card chargeback, payment dispute, or bank-level reversal against Home Find Concierge & Co for any consultation, package, or service performed. Any dispute filed after work has begun constitutes a breach of these terms. In the event a chargeback or dispute is initiated, we reserve the right to: (a) contest the dispute with documented evidence of the concierge work performed on your behalf (timestamps of property searches, applications submitted, landlord communications, and documents processed), (b) recover any resulting bank fees, legal fees, and administrative costs from the client, (c) refer the matter to a collections agency and/or small-claims court, and (d) permanently terminate service and blacklist the account. If you believe there is a legitimate issue with the service, contact adminhomefindconcierge@homefindconcierge.com before filing any dispute — we will always try to resolve concerns directly and in good faith.
You pay landlords directly. Security deposits, first month's rent, application fees required by landlords, holding fees, and any other funds owed to a property owner or manager are paid directly by you to the landlord or their agent. Home Find Concierge & Co never handles or holds those funds.
Service area limits. We currently accept clients only in Arizona, California, Colorado, Florida, Georgia, Nevada, New Jersey, and Texas. Availability of homes and application processing time will vary by market and by landlord.
Sensitive information. Documents you upload (identification, Social Security card, paystubs, bank statements, etc.) are transmitted over HTTPS and stored privately. Only you and the Home Find Concierge & Co team can access them. We delete them after your lease is signed unless you ask us to retain them.
